My experience with Anastasiia Egorycheva

My experience with Anastasiia Egorycheva began in July 2023. She approached me as a Real Estate Agent specifically working and selling development properties for Arras Group in close collaboration with Enrico Arras, who is currently under criminal investigation for large scale Real Estate Fraud in Sardinia. According to her LinkedIn account, Egorycheva worked as a freelance real estate agent from May 2022 to April 2024, representing properties for sale under development for Arras Group and discovering Sardinia for multiple clients looking for the retirement home . In fact she was selling empty shell projects that were never to be built and robbing people of their life savings.  After  she  has no shame to write  in her LinkedIn account that she will " Discover Dream in Sardinia" . Now she works in Valledoria as a  real estate sales agent for another company that does not care about her criminal past as long as she sells their projects . Be aware  she will not tell you the Truth. 

Deceptive Practices and Misleading Information

On July 21, 2023, A. Egorycheva personally introduced me to Mr. Enrico Arras. Following an aggressive, deceptive, and well-orchestrated marketing campaign conducted under Enrico Arras's supervision, A. Egorycheva presented herself as a fully licensed real estate agent with in-depth knowledge of Italian real estate regulations, law, and current market conditions, claiming to possess a full real estate agent license. She presented fraudulent and misleading information, took me on a tour showing developments not related to current Arras developments, and provided false information regarding the Arras company, documentation, land ownership, building permits, projects submitted, and construction insurance. She emphasized that Arras group had a  land ownership on a Cannigione project she was trying to sell me and included this information in the contract she aggressively urged me to sign.

Financial Loss and Discovery of Fraud

After this campaign, A. Egorycheva organized a meeting with legal counsel, Mr. Marco Starace, who was supposed to verify the validity of all documents, land ownership with city registry verification, and construction insurance. Following a reassuring conversation, A. Egorycheva convinced me to pay the full price for the villa project in Cannigione, plus the cost of furniture (€27,000), totaling €314,500, for a 15% discount. Throughout 2023, A. Egorycheva kept me misinformed that construction was ongoing to prevent me from starting my own investigation. In November 2023, she also convinced me to purchase another project in Palau with a down payment of €44,500, providing false information about land ownership and project delivery schedule.

After months of promises and false guarantees, I never received construction insurance as stated in the contract, nor any documents relating to building permits. In April 2024, after traveling to Sardinia and hiring my own lawyer, I discovered that construction had never started, the land had never been purchased, and the land in Palau sold to me was under seizure by the Rome Criminal Court. A. Egorycheva intentionally provided misleading information under Mr. Arras's instructions to delay legal recovery action on the defrauded funds.

 

After being confronted for fraudulent activities A. Egorycheva continued to sell Arras Group properties and during demise of Arras Group has moved to work in another real estate development company in Valledoria without any consequences for commited financial crimes. 

No money have ever been refunded by Enrico Arras despite contract obligations that Mr Arras uses only to trap victims and provide false sense of security.
